What we do

Construction project management, start to finish

Engage us for the entire project or for the single piece that is holding you up. Every engagement is scoped in writing before any work starts.

End-to-End Project Management

We run your build from day one to handover — engaging the right consultants, procuring trades, holding the program and protecting your budget.

  • Single & double storey homes
  • Units and townhouse developments
  • Program, budget and quality control
  • One point of contact throughout

Project Consultation

Not ready to build yet? Get independent advice before you commit — on the site, the numbers, the design brief and who you should be talking to.

  • Site and feasibility assessment
  • Realistic budget and program advice
  • Builder selection and tender review
  • Contract and scope review

Building Permit Applications

We prepare, lodge and chase your building permit — coordinating the building surveyor and every report they ask for until the permit issues.

  • Document preparation and lodgement
  • Building surveyor coordination
  • Responding to information requests
  • Tracked through to permit issue

Planning Permit Applications

Council planning is where most projects stall. We handle the town planning submission, respond to RFIs and keep the application moving.

  • Town planning submissions
  • Council liaison and RFI responses
  • Objection and amendment management
  • Advice on overlays and controls

Pre-Construction Documentation

The reports every project needs, ordered and managed in the right sequence so nothing holds up your permit or your slab.

  • Soil tests and feature surveys
  • Energy rating and engineering
  • Legal point of discharge, sewer offsets
  • Bushfire and dilapidation reports

Renovation & Extension Management

Renovations carry more unknowns than new builds. We scope carefully, stage the works and manage the trades so you are not living in a building site longer than you must.

  • Scope definition and staging
  • Trade procurement and sequencing
  • Variation and cost control
  • Existing-condition risk management

01 — Core service

End-to-end project management

You appoint us once. We carry the project from the first site walk to the day the defects list is closed out — and you deal with one person the whole way through.

  • Consultant team assembledDraftsperson or architect, surveyor, soil engineer, structural engineer, energy rater, building surveyor — appointed and coordinated.
  • Builder and trade procurementScope written, tenders issued and compared on equal terms, contracts reviewed before you sign.
  • Program heldA live construction program with the critical path visible, and someone chasing it every week.
  • Cost controlProgress claims checked against work actually in place. Variations priced and justified before approval.
  • Quality and complianceStage inspections attended, mandatory notifications tracked, certificates collected as you go.
  • Handover packOccupancy permit, warranties, manuals, as-builts and compliance certificates handed over together.

TYPICAL ENGAGEMENT

What a managed build includes

Pre-constructionFeasibility, consultant appointments, full documentation set
ApprovalsPlanning permit (if required) and building permit through to issue
ProcurementScope of works, tender, comparison, contract review
ConstructionWeekly program control, site inspections, claim and variation review
CompletionPractical completion walk-through, defects, handover documentation

Scope is tailored per project. You will receive it in writing with a fixed fee before anything begins.

Good times to get a consultation

  • Before you buy a block — is what you want actually achievable on it?
  • Before you sign with a builder — is the contract and inclusions list fair?
  • When quotes come back wildly different and you cannot tell why
  • When council has refused, or asked for something you do not understand
  • When a project has stalled and you need an honest second opinion
  • Before you commit to a multi-unit development you have not done before

02 — Advice only

Project consultation

Sometimes you do not need a manager. You need somebody who has seen it before to tell you whether you are about to make an expensive mistake.

Consultation is a standalone engagement. We review what you have, walk the site if it helps, and give you a written opinion you can act on — whether or not you ever engage us for anything else.

Feasibility review Budget sense-check Contract review Tender comparison Second opinion

03 & 04 — Approvals

Permits are where most projects lose months

We handle building permit and planning permit applications as a dedicated service — including for owners who are managing the rest of the build themselves.

Building permit applications

Prepared, lodged and chased through to issue, with the building surveyor and every supporting report coordinated by us.

Planning permit applications

Town planning submissions, council liaison, responses to further-information requests and management of objections.

06 — Existing homes

Renovation & extension management

Renovations are harder to manage than new builds. You are working around an existing structure, unknown services, and often a family still living there.

  • Scope written before trades are engagedVague scopes are the number one source of renovation blowouts. We define the work precisely first.
  • Staged so you can keep living thereWhere practical we sequence works to keep a kitchen or bathroom usable.
  • Existing-condition risk handledDilapidation reports, service locating and allowances for what is found once walls come off.
  • Variations controlledEvery change priced and approved before work proceeds, not discovered on the final invoice.
